FSBO Myths

  1. MYTH: The home will sell for the same price as if it were listed and exposed to ALL qualified buyers. TRUTH: Presenting your home to the most buyers possible is the only way to create the demand needed for getting the best price possible.

  2. MYTH: Their home is so special / different that it will sell…even though it may be priced 5-20% over market value. TRUTH: Buyers are savy, they know the market and how much your home is worth and won't pay you more than another seller.

  3. MYTH: Attract “overflow” retail buyers from other neighborhood “For Sale” signs. TRUTH: Signs attract half the number of buyers as a listing, you may never find you buyer only advertising with a sign.

  4. MYTH: No liability for selling a home. TRUTH: Selling a home involves numurous contracts and agreements that can leave you open to all kinds of liabilities and lawsuits, you need someone looking out for you.

  5. MYTH: All people are honest. TRUTH: These days there are more real estate scams then ever, you owe it to yourself to have someone quailifying your buyers and making sure the people in your home are people you want there.

  6. MYTH: All people want to help them sell. TRUTH: They actually are ‘neutral 3rd parties’ (Escrow/Title/Closing Attorneys).

  7. MYTH: That bringing a buyer is the largest part of an agent’s job. TRUTH: As your agent we do many things besides bring you a buyer, we evaluate offers, quilify buyers, make sure the contracts are done right, make sure you have the right title company, get an inspection, and answer your questions.

  8. MYTH: The legally binding contract that they are signing is just “stock boiler plate.” TRUTH: Real esate contracts can have many unique addenda and other changes and you need a professional to help you with these.

  9. MYTH: They think they’ll save 6% TRUTH: On average it’s really 15% loss! Don't forget that you almost always have to pay the buyer's agent 3% and on top of that FSBOs sell for on average $59,000 less!

  10. MYTH: Attorneys are the best resource for real estate contract advice. Most closings are transacted without attorneys. Buyers call them “deal killers”. TRUTH: Most attorneys don't deal with real esate outside of the details of the contract, even the hardest working attorneys only see a fraction of the deals of an agent.

  11. MYTH: Don’t need a realtor…that you will get the same result without us! TRUTH: You will spend less of your time, get more money and have a smoother much better experience with someone in your corner, the 85% of the time the buyer has an agent working hard for them, shouldn't you?
